Zarges from Freyberg Hotel Consulting interviewed the industry expert and valued business partner about future developments in the hotel real estate market.

How do you estimate the future developments of the hotel real estate market in Germany over the next three years?
Following the normalization of the epidemiological situation, the downturn in the market will not only lead to the stabilization of guest figures, but will also attract more general investment interest again. According to our expectations, this upturn will lead to a shift from urban hotels to leisure and leisure hotels, as an increasing number of business customers will increasingly hold digital meetings following the pandemic. In addition, interest in domestic German holiday recreation areas as an alternative to overseas and other European countries has become established.

In your opinion, which locations have high potential for additional new hotel construction projects and conversions in Germany?

The increased demand within German holiday homes justifies the development of additional bed quotas through new construction projects.

The holiday hotel industry is characterized by owner-run and family-run businesses. A loss of revenue creates a need to reduce operating costs. This is possible primarily through space-efficient, innovative concepts with a focus on digitization. In the coming period, there will therefore be more frequent opportunities for operators to take over houses using precisely these innovative concepts.

Is ZAR Real Estate Holding planning to develop further hotel projects? What is the focus of this? City or country? Business or leisure?
We do not currently have a hotel project in planning, but now we see a good time to invest. We therefore expect buying opportunities both from family-run businesses in town and countryside as well as development potential in high-quality recreation areas.
